Is there an invisible target on your back?

There is an entire industry made up of “professional takers.” Lawyers who build a practice on getting a cut of the settlements they win for ridiculous reasons.

In many cases, these lawyers win without even going to court, as their “victims” just settle because they know in the long run, defending themselves (even against insanely stupid claims) will cost them more than just paying up.

You may have a target on your back now, or in the future and not even know it!

• After eviction for nonpayment, a tenant sued in small claims court for her deposit back plus damages because she had rats in her apartment...but she also had months’ worth of garbage that was never taken out and slept with the back door open so the dog could come in and out.

How can you get a Seller to put a Deed into Escrow? | Lou Brown

You always have to protect your buyer. The person who's optioning to buy that property from you. You have to be in a position to deliver that deed to them when the time is right.

The seller must be willing to place the deed in Escrow with Escrow Instructions. You must negotiate those things and communicate with your seller in a polite manner.

How can you get a Seller to put a Deed into Escrow? | Lou Brown

You always have to protect your buyer. The person who's optioning to buy that property from you. You have to be in a position to deliver that deed to them when the time is right.

The seller must be willing to place the deed in Escrow with Escrow Instructions. You must negotiate those things and communicate with your seller in a polite manner.

There is an entire industry made up of “professional takers.” Lawyers who build a practice on getting a cut of the settlements they win for ridiculous reasons.

In many cases, these lawyers win without even going to court, as their “victims” just settle because they know in the long run, defending themselves (even against insanely stupid claims) will cost them more than just paying up.

You may have a target on your back now, or in the future and not even know it!

It doesn’t have to be this way. In fact, you can set yourself up so a lawyer will take one look at you and realize they don’t have an ice cube’s chance in Arizona of getting your money or property.

Unfortunately, most people don't do anything at all and they're walking around with big, fat, bullseyes on their backs!

We know that real estate is a fixed-sum investment and is generally lumped into either commercial or residential property. You can pick any city, state, or country and they only have so many acres to sell or to build on. Whether investors buy, hold, sell it, or carve it up into pieces, land doesn't go away.

That is very different from stocks. When it comes to securities in general, you can basically take everything we just said and reverse it.

The common denominator between stocks and real estate is that shares of stock represent a percentage of something fixed and finite. You can create smaller and smaller percentages of ownership, but a company can only sell up to 100 percent of itself.
